In short

Lead ads work for property in Pakistan, but most of the value is lost after the form. Ask qualifying questions, get every lead into a CRM automatically, reply within minutes, and feed qualified leads and sales back to Meta.

Facebook and Instagram lead ads are the main source of new buyers for most real estate agencies in Lahore, Islamabad and Karachi. They're cheap to start, buyers never leave the app, and a form takes a few seconds to fill in.

That speed is also the problem. A lead form is easy to submit, so agencies get plenty of leads, and plenty of complaints about lead quality. This guide covers what you control: the form, what happens after the form, and the signal you send back to Meta.

Instant forms, WhatsApp ads or a landing page?

Meta gives you three common ways to turn an ad into an enquiry:

OptionWhat the buyer doesGood for
Instant form (lead ad)Fills a form inside Facebook or InstagramVolume, and projects where you need a phone number fast
Click-to-WhatsApp adOpens a WhatsApp chat with your agencyBuyers who want to ask a question before sharing details
Website landing pageVisits your site and fills a formDetailed projects, and building your own audience data

Most agencies run a mix. Instant forms usually bring the most leads for the least spend, so they're the focus here. Whatever mix you use, the rule is the same: every enquiry should land in one place, with an owner, within seconds.

Set up the form for intent, not just volume

The default instant form asks for a name and phone number. That maximises volume, and it also maximises people who tapped by accident. A few changes filter for real buyers:

  • Ask one or two qualifying questions. Budget range, preferred society or project, plot size (marla or kanal), and timeline are the most useful for property. Multiple-choice questions keep the form quick.
  • Use Meta's "higher intent" form type. It adds a review step before submission, which cuts accidental submissions. Expect fewer leads, but a larger share who pick up the phone.
  • Be specific in the ad. An ad that names the society, size and a price range attracts buyers in that range. A vague "plots available" ad attracts everyone.
  • Keep the thank-you screen useful. Tell the buyer an agent will call or WhatsApp them shortly, and give them a way to message you straight away.

The part most agencies get wrong: after the form

A lead is only valuable while the buyer still remembers filling in the form. In many agencies, this is what happens instead:

  1. Leads sit in Meta's Leads Center until someone downloads a CSV.
  2. The CSV is pasted into a spreadsheet or a WhatsApp group.
  3. Agents pick the leads they like. The rest wait.

By then, the buyer has often spoken to other agencies. Our guide on real estate lead response time goes deeper, but the short version is: reply within minutes, not hours.

Don't rely on the Leads Center

Meta's Leads Center only lets you download leads from the last 90 days. If your team works from downloads, older leads, and the history of who contacted them, can quietly disappear. Getting every lead into your own CRM protects the buyers you've paid for.

Connect the form to your CRM

The fix is to connect your Facebook page to a CRM through Meta's lead webhook, so each submission arrives in real time with its campaign, ad set, ad and form. That's how a Facebook lead ads CRM such as BrokLeads works. From there:

  • Assign it automatically. Round-robin gives each lead to the next available agent on that campaign, so nobody claims or cherry-picks. See round-robin vs manual assignment.
  • Alert the agent on their phone. A push notification gets a call in minutes, even when the agent is at a site visit.
  • Follow up on WhatsApp. Many Pakistani buyers answer WhatsApp faster than an unknown number. See our guide to a WhatsApp CRM for real estate.

Lead quality: send better signals back to Meta

Meta optimises your campaign for whatever result you ask for. If the only signal it gets is "someone filled in the form", it finds more people who fill in forms, not more people who buy.

The Meta Conversions API lets your CRM report what happened next: which leads were qualified, which moved to a deal, and which bought. Over time, the algorithm learns what a real buyer looks like for your projects. This is one of the most effective ways to reduce junk leads without cutting volume. Measure cost per sale, not just cost per lead

Cost per lead is easy to see in Ads Manager, so it's the number most agencies optimise. But a campaign with cheap leads that never buy is expensive. Track, per campaign:

  • Cost per lead, from Meta.
  • Contact rate: the share of leads an agent reached.
  • Qualified leads and site visits.
  • Owner-approved sales.

When every lead carries its campaign into your CRM, you can move budget towards the campaigns that sell, not just the ones that fill forms.

A checklist for your next campaign

  1. One campaign per project or society, with the project in the form name.
  2. One or two qualifying questions, and the higher-intent form type if volume allows.
  3. Page connected to your CRM, so leads arrive in real time.
  4. Round-robin assignment to the agents who know that project.
  5. Push alerts and a WhatsApp follow-up within minutes.
  6. Qualified leads and sales sent back to Meta.
  7. A weekly review of cost per lead and cost per sale by campaign.

Lead ads aren't the problem. Slow, manual follow-up is. Fix what happens after the form, and the same ad budget produces more buyers.
